Shagbark is a premiere community in the Smoky Mountains of East Tennessee, located just outside of Pigeon Forge and near Gatlinburg and Sevierville. About half of the Cabins in Shagbark are primary or second homes, while the other half are overnight rentals.
Fees and Dues
- Yearly Fees/Dues – Home $850 – Lots – $350
- For 2024, there is a special assessment of $500 for road improvements in addition to the dues.
- We are on a Calendar Year (1/1 – 12/31)
- We bill annually
- Bills go out in late November or early December and are due by Jan 31st
- A transfer fee of $300 per property sale is due from the buyer.

Rentals
- Overnight rentals are allowed in Shagbark
- All incoming guests must be registered with the HOA and will be issued a pass by the guard gate upon arrival.
- A fee for the use of the common areas by non-owners is a $10 fee per booking and a $10 fee per car collected from the cabin owner or management company.

- Trash is taken to the dump by owners
- Some small businesses will remove your trash
- Mailboxes
- Mail is delivered to the central mailboxes by the US Post Office
- Assigning mailboxes is handled by the Poas Office, not the HOA.
- Packages
- Packages are delivered directly to the property, except for the Post Office. The Post Office delivers packages to a mail shed next to the mailboxes. The mail carrier will put a note in your mailbox with the door code for the package building.

- We are the only community with 24/7 Security Personnel at the entrance to the neighborhood.
- No one is allowed in the neighborhood without a reason for being there.
- Our guards receive training and are certified by the State of Tennessee.
- Our primary expense is personnel, with Security being our most considerable outlay.
- We employ three full-time people at the gate and three to four part-timers who work one or two days a week.
