Business Meeting at 9:00 a.m.
This is the Association’s Annual Meeting, which all members are encouraged to attend.
Some Key Agenda Items will include:
- Board elections. Each year, three members are elected and will serve 3-year terms.
- Shagbark’s business will be discussed, including a review of the past year’s activities and the setting of priorities for the coming year.
- The 2027 Budget will be presented and voted on.
There are no dues or other fee increases proposed. - The budget includes adding a picnic pavilion and bathrooms by the pool.
- A special assessment for road improvements is proposed. It would be the same as 2025, $500 if approved.
- The following proposed change to the Shagbark’s covenants and restrictions will be voted on.
Section A, Number 16
Existing Language: This section will be struck in its entirety.- Exterior of all houses must be completed within one year after the construction of same shall have commenced, except where such completion is impossible or would result in great hardship to the owner or builder due to strikes, fires, national emergencies, or natural calamities.
Proposed Change: If approved, this language will replace the section above.
- Naw Construction of all houses must be completed with a certificate of occupancy issued by Sevier County within eighteen (18) months of the date of the issuance by Sevier County of the building permit, except where such completion is impossible or would result in great hardship to the owner or builder due to strikes, fires, national emergencies, or natural calamities. This eighteen (18) month timeframe may be extended by the Board upon Owner request one time for an additional period of six (6) months for good cause shown by the Owner.

- Owners will be able to watch and hear the presentation from anywhere without being in the room.
- Due to the number of owners, the presentation will not be interactive, but owners can submit questions beforehand that will be addressed individually or at the meeting.
Voting Information
Voting is done electronically online. Each owner is sent a pass code with their meeting notice. Owners can receive their code at the meeting when they check in, or by calling the office. Voting starts after the presentation is complete and remains open for three (3) hours from approximately 11:30 AM to 2:30 PM Eastern Time. The vote tallies will be sent out and posted online shortly after voting closes.
